What is the difference between an exclusive and a non-exclusive mandate?
Under an exclusive sales mandate, HOMEDIRECT is your sole appointed intermediary, with a fee of 1% of the transaction price. A non-exclusive mandate allows you to work with us without exclusivity, at 2%. The detailed terms, duration and fee arrangements are set out in the mandate.
Are viewings included in the fees?
Yes. Our sales service includes qualifying enquiries, arranging and conducting viewings, regular feedback, negotiation and coordination through to signing, within the agreed scope.
When are sales fees payable?
No upfront payment is required. Fees are payable only upon a successful sale, under the terms of your mandate. The 1% and 2% fees are calculated on the transaction price, excluding VAT.
Is there a maximum property value for selling with HOMEDIRECT?
There is no maximum property value for our sales offering. The strategy, services and terms are set out in your mandate.
What is the difference between a market appraisal and a formal valuation?
A market appraisal helps establish a pricing strategy for a sale. A formal valuation is a separate assignment, with a written report addressing a specific purpose and an agreed scope.
How are buyer advisory and valuation services priced?
We provide a quotation after an initial discussion, based on your project and the work required. Scope and fees are agreed before you commit. The 1% and 2% sales fees do not apply to these services.
